Peregrine Launches Inaugural Fund, Peregrine Land Investments I, LP

AUSTIN, TX – Peregrine Land Investments (“Peregrine”) today announced the formal launch and initial close of its first fund, Peregrine Land Investments I, LP (“Fund I”). As a systematic real estate investment firm, Peregrine’s founding team brings extensive experience in land brokerage, private equity real estate, and technology, having collectively brokered over 55,000 acres of Central Texas land and developed machine learning–driven platforms for real estate investment.

Fund I will acquire and hold raw land throughout the entitlement process, creating opportunities for builders and developers to access shovel-ready sites without tying up their balance sheets. This approach addresses a persistent shortage in shovel-ready housing lots while positioning investors to benefit from multiple converging market tailwinds—including robust population growth in the Texas Triangle (Austin, Dallas-Fort Worth, Houston, and San Antonio), ongoing demand for housing, and post-GFC underbuilding trends that have left a significant gap in finished lot supply.

Tim Riley and Carlotta McLean, co-founders of Riley McLean Land, have nearly two decades of experience in complex land deals, establishing themselves as key players in Central Texas brokerage. They are joined by entrepreneurial investors Noah Pape and Stormey Barton, whose quantitative backgrounds underpin the firm’s technology-driven approach. Collectively, they began the journey in 2020, dedicating the past two years to refining a data-driven investment strategy and technology platform prior to launching Fund I.
