Peregrine Land Investments I, LP Completes Assemblage Near San Marcos, TX, Securing Second Asset

AUSTIN, TX – Peregrine Land Investments (“Peregrine”) today announced the successful assemblage of 330 acres near San Marcos, Texas, representing the second asset acquired by Peregrine Land Investments I, LP (“Fund I”). The property—purchased through two separate transactions in November and December 2024—encompasses land off Scull Road near the Martindale ETJ in Guadalupe County, and is served by the San Marcos Consolidated ISD.

San Marcos ranks among the top five fastest-growing college towns in the United States, according to a recent report by Broke Scholar. With a population projected to surpass 86,000 by 2030, the area has become a focal point for residential and commercial development along the bustling I-35 corridor between Austin and San Antonio. This 330-acre assemblage is well-positioned to benefit from the region’s robust growth drivers, particularly the continued expansion of Texas State University and surrounding employment centers.
